  • Initial Consultation and Site Assessment: We start by understanding your needs and examining the site. Our team will visit your property to assess the area, discuss specific requirements, identify potential challenges, and determine the most suitable approach for the demolitions works.

  • Use of Protective Gear: All our team members involved in the asbestos removal process are equipped with Personal Protective Equipment (PPE), including respirators, gloves, and disposable coveralls, to protect against asbestos exposure.
  • Asbestos Inspection and Removal if your property contains asbestos (most do), our certified asbestos removal team will safely remove and dispose of the asbestos sheeting in accordance with strict safety guidelines.
  • Safe Asbestos Handling and Disposal: We strictly adhere to safe asbestos handling practices. All asbestos-containing materials are carefully sealed in approved asbestos bags or wrapped in 200 micron thick plastic for safe disposal at licensed facilities, minimising the risk of asbestos fibre release.
  • Asbestos Clearance: Once all asbestos has been removed from your property, we stand down on site and arrange for an independent hygienist to attend to issue an asbestos clearance certificate, this is required by law before mechanical demolition works can commence on site. This stand down period has already been allowed for in our completion timeline that is submitted when the date is booked.
  • House Demolition: Once we have the asbestos clearance certificate, the mechanical demolition works commence on site. generally, this takes approx. 3 days to complete this stage of works depending on the size and material type used in the construction of your property. You will see big changes to your site once the excavator starts. Using appropriate machinery and techniques, we will demolish the framework, carefully managing the process to minimise disturbance to the surrounding area.
  • Waste Removal and Site Clean-up: All remaining demolition debris are removed and disposed of at a licenced waste disposal facility or recycling facility. Once all demolition debris have been removed the site is tracked down with the excavator to compact any voids created during the demolition process, this leaves your site to the natural contours of the land, leaving it ready for the next stage of works and handover to the builder.
  • Final Inspection and Clearance Certificate: A final inspection is conducted once the demolition is completed and the demolition certificate is generated. On completion of the contracted works copies of both the asbestos clearance certificate and demolition and service disconnection certificate are provided to the client, certifier/council, and builder.

FAQ About House Demolition

Do I need to apply to for the demolition of my property even though I have applied for building approval?

Yes, you will need development approval from your local council or a private certifier to demolish your existing property. Councils and certifiers can incorporate it with the building approval, but most builders prefer to keep the two applications separate.

Will my builder submit the application for me?

In most cases, probably not. However most of the information that is required for this application including the Work Method Statement, Waste Disposal Register and Statement Of Environmental Effects will be supplied by us to be submitted with your demolition application to council or private certifier, any other questions that you may need help with, we will be more than happy to assist.

How do I go about getting the documentation to submit to the private certifier or council?

Once you accept our quote, we will provide you with the documents that are specifically for the demolition of your property. When you submit the application to private certifier or council with the supplied documentation you will also need to supply a copy of the demolition license and certificates of currency that were provided with our quotation as local authorities and councils increasingly focused on the enforcement of Health, Safety and Environmental issues.

How long does approval usually take?

This depends on how you applied for approval, if through council it can take up to 6 weeks, if through a certifier demolition approval is generally given within 16 days of the application being processed.

Is there a demolition application fee?

Yes, there is, and this fee varies on the cost of the demolition contract if applying through council. To confirm the amount all you need to do is contact your local council and they will be able to calculate this fee for you over the phone and advise bonds and possible inspection charges.

If applying through the certifier that we recommend the cost for demolition approval is $876.00 plus GST, this is a flat fee includes the relevant inspections and is both cost and time effective.

How long does it take to demolish our house from start to Finish?

Once we start on site, depending on any isolation works required and asbestos removal to be carried out the hand demolition crew can take between 1-2 days preparing the site for the mechanical crew. Once the isolation works are completed, we stand down to allow for an inspection to be carried out by an independent hygienist to provide an asbestos clearance certificate. Once the mechanical crew is on site the demolition works, load out and tracking down of the site on completion usually takes 3-4 days weather permitting.

Surely demolition work can be carried out by anyone with a truck and an excavator or bobcat?

Unfortunately, these people are about, and non-professional practice often leads to attempts to save on substantial tip fees by burying asbestos and other materials on site. This would then contaminate your site and it would be classified as hazardous and cost you thousands of dollars to have the site remediated. It is imperative that you gain copies of licences and insurances prior to awarding works as there are many companies out there trading without demolition licences and the relevant insurances.

Local Council and Safework Authorities are increasingly focused on the enforcement of health, safety and environmental issues; do you comply with these issues?

Yes, we do comply and thoroughly agree in the enforcement of these issues, it not only protects us as contractors by following these regulations set out by these bodies, but it also protects you the client. All our staff are accredited with the Occupation Health and Safety Induction Course and have also been ticketed in the safe removal of Bonded Asbestos. A Safework NSW approved competent supervisor is on site at all times during the demolition and asbestos removal process on site. All our demolition works is carried out in accordance to AS:2601 (2001) and all our asbestos removal works are carried out in accordance to NOHS: 2002 (1988).

Councils, certifiers, and builders are now asking for Independent NATA accredited hygienist reports and clearance Certificates to guarantee that hazardous materials have been removed from site in accordance with the relevant legislation and that there are no hazardous materials are on the site. We arrange this as part of our demolition works as standard at no additional charge.

What if something goes wrong during the demolition process, am I protected?

We have workers compensation in place in the event that something should happen to one of our staff during the contract. We also have public liability insurance with the added coverage for asbestos, so you can be assured that in the event that something happened we have insurance in place to cover it.

Where will the debris from my property end up, will they be disposed of correctly?

All material associated with the demolition will be disposed of at a licensed landfill or recycling yard depending on the type of material we are disposing; all materials being removed are outlined in our Waste Disposal Register and lists where they will be disposed of. We are also more than happy to provide copies of disposal dockets for reassurance at the end of the contract, in some cases the local council may request this information especially if the property contained asbestos.

How do you protect my neighbours and the public whilst carrying out the demolition works?

Prior to commencing any work on the property, we erect safety fencing to secure the site, or you the client provide fencing. We then erect signs warning the public of the work that is being carried out on this site. Once the fence has been erected and the site becomes our responsibility, we will not allow unauthorised entry.

If we feel that the property needs to be hand demolished at any point to reduce risks to neighbouring properties or structures to remain on site, we will do this at no additional charge to the quotation. Our aim is to make sure that the demolition and asbestos removal works on site are completed safely and efficiently.
